Site and context
The Summix land interests comprise agricultural land that is controlled via a mix of freehold land and land under promotion agreement that is situated in close proximity to the new Worcestershire Parkway station, 2 miles from Junction 7 of the M5, 5.5 miles south east of Worcester city centre and 4.5 miles from Pershore.
Proposals
Acting as one of the lead promoters, Summix is promoting Worcestershire Parkway as an allocation for residential-led mixed use development, representing a significant part of a new settlement, known as Wychavon Town, that will provide a substantial housing supply and other development over the course of the plan period.
In September 2025 the site was identified by Central Government as one its twelve recommended locations for "new towns".
Current status
The emerging South Worcestershire Development Plan (Local Plan) has identified the site as part of a wider allocation for a new town, known as Wychavon Town. The Local Plan was submitted by the Local Planning Authority for Examination in Public, which took place in Spring 2025. Modifications addressing the Examining Inspector's initial findings have been published are being consulted on over Q1 2026 with formal Adoption of the Plan is expected from March 2026.
Whilst the Local Plan goes through its final refinements and adoption processes Summix jointly with Homes England our collaboration partners have submitted two major outline planning applications for the first 5,500 units, the town centre and supporting uses and infrastructure. The registration of these applications will be confirmed early in January 2026.
