Site and context
2-10 Ossory Road (0.11-ha site) and 14-22 Ossory Road (0.12-ha site) are located in South Bermondsey (LB Southwark, Zone 2), between Burgess Park and the Asda Old Kent Road Superstore.

Both sites previously had planning permission for 181 residential homes (146 x 1-beds, 25 x 2-beds, 8 x 3-beds, 2 x 4-beds) over 10 & 11 storeys, however due to building regulations and the requirement for a second staircase, those consents were undeliverable.

Regular buses connect the site within 20 minutes to London Southbank University (11,000 full time students), King's Guy's Campus (10,000 full time students), Goldsmiths University (7,300 full time students), and UAL College of Communication (c. 5,000 full-time students).

Credon House, 72 Verney Road (0.05-ha site) is a 10 minute walk from Ossory Road towards South Bermondsey Train Station, and also benefited from an existing, but undeliverable, consent for 22 residential homes (8 x 1-beds, 7 x 2-beds, 7 x 3-beds).

In 2022/2023 there were more than 6,000 full time students living within a 1-mile radius of Ossory Road, up almost 30% since 2018/2019, of which 30% were international.

Proposals
At Ossory Road, planning permission has been granted for a new 465-bed PBSA scheme (100% direct let) with 2,466 sqm of Class E commercial floorspace, delivered across a 13-storey building at 2-10 Ossory Road and a 12-storey building at 14-22 Ossory Road.

At Credon House, planning permission has been granted for 26 family sized social rented homes (3 x 2-bed wheelchair accessible homes, 23 x 4-bed homes) within a new 14-storey building. These homes will be delivered at no cost to the council, including transfer of the land.

Current status
Both planning applications were approved by Southwark Council's Planning Committee (Major B) on 3 March 2026, subject to conditions, Section 106 legal agreements and referral to the Mayor of London.
